Bay Colony Naples: What The ZIP Code Number Doesn't Tell You

Type "Bay Colony Naples home prices" into a search bar and the number that comes back is not a Bay Colony number. It is a ZIP code number, and the ZIP code in question, 34108, does something buyers rarely notice until they are sitting across from a listing sheet that looks nothing like the figure they researched the night before. That gap between the headline and the actual transaction is the thing worth understanding before you tour a single unit.

The ZIP code was never built to answer this question

Naples county's Realtor board reports market activity by geography, and for the northern beachfront corridor that geography is 34108. According to Census-tract data compiled by city-data.com, that ZIP code is roughly 36 percent Pelican Bay and 13 percent Naples Park, two markets with almost nothing in common. Pelican Bay alone spans everything from interior low-rise condominiums to the Gulf-front towers of Bay Colony, and Naples Park is a grid of modest single-family homes with no beach club, no gate, and no relationship to either.

When the Naples Area Board of Realtors reported a March 2026 median price of $1,557,500 for 34108, up 37.2 percent year over year, that figure was averaging across all of it. A well-priced interior Pelican Bay low-rise condo and a direct Gulf-front unit in one of Bay Colony's towers both feed the same median. Neither NABOR nor the major regional brokerages break Bay Colony out as its own line item in a standard monthly report, which means the most-searched number for this address is structurally incapable of describing the address.

The gap shows up again in the condo data for the broader Naples Beach corridor, which combines ZIP codes 34102, 34103, and 34108. In May 2026 that corridor recorded 125 condo closings, up 25 percent year over year, at a median of $1,160,000, with days on market stretching to 132, a jump of nearly 39 percent from the year before. That is a useful read on buyer patience across Old Naples, Park Shore, and Pelican Bay together. It tells you almost nothing about what a beachfront tower in Bay Colony specifically is doing, because the sample includes hundreds of properties that share a ZIP code and nothing else.

Ten towers, two very different products

Bay Colony's own community association describes the enclave as roughly 200 acres holding eleven luxury condominium buildings, six of them beachfront and five bayfront, spread across five distinct neighborhoods split between villa homes and estate homes. The six towers built directly on the sand, Remington, Windsor, Biltmore, Brighton, Carlysle, and Contessa, were developed by WCI and constructed by BCBE between 1991 and 2002. Remington sits closest to the Ritz-Carlton Beach Resort. Four additional towers, Trieste, Salerno, Toscana, and Marquesa, carry the same address, the same Bay Colony Community Association membership, and the same Beach Club privileges, but sit back from the water rather than on it.

Unit sizes vary just as widely within that set. Contessa's smallest floor plans run around 2,125 square feet, while Windsor's largest exceed 6,000. Most units across all ten buildings fall between 2,500 and 3,500 square feet with three or four bedrooms. A beachfront condo in this community traded for anywhere from roughly $1.93 million to $10 million in the twelve months ending May 2026, with a per-square-foot range stretching from about $735 to nearly $2,900 and an average closer to $1,581. Fewer than 25 of these units change hands in a typical year, which is a small enough sample that a single closing at either end of that range can move the appearance of the market without moving the market itself.

The Strand isn't playing the same game

Behind a second gate from the towers sits The Strand at Bay Colony, a small collection of single-family estate homes directly on the Gulf. Transactions here happen roughly once every year or two rather than every month. Over the past decade, pricing has ranged from $12.5 million to $19 million. One Strand estate came to market in mid-2026 asking $34.9 million, which works out to about $4,840 a square foot, well outside anything the towers or the surrounding ZIP code data would suggest is possible in this corridor.

If you are pricing a Strand estate against a 34108 median, or even against the beachfront tower average, you are comparing two different markets that happen to share a gate. The comparison a buyer needs here is against other Strand sales specifically, and there are rarely more than one or two of those in a given year to compare against.

What actually comes with ownership

Square footage and tower position explain part of the price spread. Club structure explains another part, and it is the piece most newcomers get wrong. Every Bay Colony owner receives automatic membership in the Beach Club and the six-court Har-Tru Tennis Club through the Bay Colony Community Association. The Beach Club itself includes the Sunset Terrace, the Chickee Bar, and both casual and formal dining rooms, all of it included with ownership rather than sold separately.

Golf is a different arrangement entirely. Access runs through the Bay Colony Golf Club, a separately governed club with an 18-hole course designed by Robert von Hagge and a membership cap of 300, maintaining its own waiting list independent of who owns property in the towers or on the Strand. Buying in Bay Colony does not automatically put golf on your calendar. It puts you in a position to apply for it.

The Golf Club has also shown a consistent pattern of reinvestment, which matters for anyone weighing dues against long-term amenity quality. Florida Weekly reported that the club completed more than $6 million in upgrades to its clubhouse, part of a continuum of work that began in 2017 and has exceeded $10 million in combined value, with Peacock & Lewis Architecture handling the design. The club's general manager at the time, Michael Bradfield, put it simply: "our members invested in enhancements that they and their guests can see." That kind of documented capital spending is worth asking about at any club before you assume dues are simply covering maintenance.

Reading Bay Colony correctly

None of this means the published numbers are wrong. It means they are answering a different question than the one most buyers are actually asking. A ZIP code median tells you about a geography. It does not tell you whether the unit you are considering sits on the sand or behind it, whether it belongs to the tower set or the Strand, or whether the amenity you care about most, the beach, the tennis courts, or the golf course, comes bundled with the address or requires a separate application.

The more useful exercise is to ask for comparable sales inside the specific tower or neighborhood you are considering, not the ZIP code as a whole. Six beachfront towers, four off-beach towers, and a handful of Strand estates each behave like their own small market, and treating them as one blended figure is how a buyer ends up either overpaying for an off-beach unit priced like a beachfront one, or walking away from a fair beachfront offer because a countywide median made it look expensive.
